What a full-property design includes
- Signature permanent track ($44/ft one-story, $50/ft two-story): contractor-grade lighting in a color-matched channel that disappears by day. Any color, scene or schedule at night.
- Architectural uplighting ($350 each): columns, stone, palms, oak canopies and entry features washed in warm or color-changing light.
- Driveway and path lighting ($295 each) from the gate to the front door.
- Seasonal layers on top: wrapped trees, garland, wreaths and classic C9s for December, installed, serviced and stored on a lease.
- Water-side design for canal and bayfront homes, so the view from the dock is as finished as the view from the street.

Every price is published and every quote is itemized. Start with a photo in the designer to see your number, then we confirm the design on site before anything goes up. Permanent systems carry a 2-year installation warranty, and the manufacturer warranties the lights themselves.

Frequently asked questions
How much do permanent lights cost on a large home?
Permanent roofline lighting is $40/ft on two-story homes with Standard lights and $50/ft with Signature pro-grade track. A two-story home with 260 feet of Signature track, 8 uplights and 10 driveway lights is about $18,750 installed. Permanent systems start at $3,500.
What makes Signature track different?
Signature uses contractor-grade track lighting in a color-matched channel, chosen for the cleanest daytime look on high-end homes. It is fully app-controlled, with the same installation warranty as Standard.
Can you design the whole property, not just the roofline?
Yes. Rooflines, trees, palms, columns, driveways, docks-facing elevations and entries can all be part of one design. Start in the online designer to see pricing, then we confirm every detail on site before install.
Can you combine permanent lighting with seasonal decor?
Yes. Many homeowners keep permanent track and uplights year-round, then add wrapped trees, garland and wreaths for December on a lease, which we take down and store in January.
Do you offer a discount for first responders, teachers or veterans?
Yes: 10% off for first responder, nurse, teacher, active-duty military, veteran. Choose your group at checkout and show an ID or proof of service at install.
